The buying process

What to expect, step by step.

Every purchase is different, but these are the decisions most buyers work through.

01 · Prepare

Budget and preapproval

Talk with a lender about a comfortable monthly payment, your loan options, down payment, and estimated closing costs. A preapproval helps you understand your range before you shop; it is not a final loan approval.

02 · Search

Find the right fit

Compare homes, neighborhoods, condition, and recent sales. David can help you look beyond the photos and weigh how each property fits your priorities and budget.

03 · Offer

Set terms that work for you

Price matters, and so do timing, financing, contingencies, and other terms. David helps you review the market and negotiate an offer that reflects the home and your comfort with risk.

04 · Under contract

Inspect and review

Arrange inspections within the contract deadlines. Review the findings, appraisal, title work, and loan progress; if issues arise, discuss your options before deciding how to proceed.

05 · Close

Know the final numbers

Your lender provides a Loan Estimate and, before closing, a Closing Disclosure. Review the cash needed to close, including your down payment and closing costs, then complete your final walk-through and signing.

Your strategy

How David helps you compete.

Preparation before an offer

  • Clarify your priorities and financing readiness.
  • Compare current listings and recent local sales.
  • Move promptly when a home fits, while keeping time to review the details.

A thoughtful offer and follow-through

  • Discuss price, dates, and contingencies in the context of that property.
  • Communicate with the listing side and respond to counteroffers.
  • Track inspection, financing, and closing milestones after acceptance.

A strong offer balances competitiveness with your goals and risk tolerance. No approach can guarantee that a seller will accept an offer.

Costs to plan for

Look beyond the asking price.

Your cash needs may include earnest money, a down payment, inspections, appraisal, lender and title charges, prepaid taxes and insurance, and moving costs. Amounts vary by property and loan. Compare lender estimates and ask questions before you commit; David can help you understand the transaction steps, while your lender explains loan terms and exact figures.
